A pair of hotel development teams are slated to face off against each other for the right to build and operate a 400-room hotel at Miami International Airport.

On July 18, the Miami-Dade County Commission is scheduled to vote on two separate proposals to develop a new hotel on a 1.82-acre site by the Dolphin Parking Garage at MIA for the next 50 years.

One of those contracts already has the backing of Miami-Dade Mayor Daniella Levine Cava and a selection committee. That’s with FDR Miami Hotel, LLC, a joint venture between Jeffrey Soffer’s Fontainebleau Development and Stephen Ross’ Related Companies.

FDR wants to construct a $265 million, 451-room Westin-branded hotel designed by Miami-based Arquitectonica. In exchange, FDR will pay the county $2.58 million a year or 3.5% of the hotel’s gross revenue, whichever is greater. A report to the county from Jones Lang

At present the only airport hotel at MIA is the seven-story Miami International Airport Hotel. Located at N.W. 20th St. and LeJeune Rd., the MIA hotel was originally built in 1959.

Meanwhile, MIA has been experiencing record-breaking growth, according to an April 10 memo from Levine Cava to county commissioners. In 2022, MIA served more than 50.6 million passengers, “shattering its record of 45.9 million set in 2019 by nearly 10%,” the memo stated.
