When you buy a property in pre-construction, you’re usually getting good value for your money. Since the property isn’t ready yet, it will probably be cheaper than properties that have already been constructed. Plus, you’re getting a brand new home with brand new fittings which will last you a long time. And other things such as your HVAC system are bound to be up to date as well. If the home you’re buying is part of a community, then there are likely to be other amenities within it such as a gym, a pool, tennis courts etc. Here are some things you might want to ask your broker before you make your purchase:
- When Is It Going to Be Ready? If you intend to move to Miami within a couple of years, it will be most convenient if your property is ready by that time. So it’s good to know the construction schedule. Still, keep in mind that builders do tend to go over it at times.
- What Amenities Does the Complex Offer? Different apartment complexes and different housing communities offer different types of amenities. Some might have gyms while others might have nature trails. It depends on the location of the complex and the type of clientele they hope to attract.
- What Kind of Reputation Does the Builder Have? It may not be possible for you to keep track of all the builders in a certain area. But you can ask your broker about this. They should be able to tell you whether a certain builder is reputable or not.
- Are You Getting a Good Deal? Finances are obviously an important aspect of purchasing a home. You want to make sure that you are paying a good price for what you’re getting. One good way is to ask your broker how much other homes in the vicinity are going for at present.
- What Is the Neighborhood Like? Your broker should have his/her finger on the pulse of the neighborhood. So they’ll be able to tell you how good it is and whether it’s on its way up or on its way down. Plus, if you have kids, they’ll also be able to tell you whether there are good schools and playgrounds close by.
