DECOPLAGE CONDO

The DECOPLAGE CONDO is one of the biggest buildings on South Beach, consisting of 625 units including studios, one-bedroom and two-bedroom apartments.

The structure was built in 1965 and it is in the final steps of being re-certified by the City of Miami Beach. As a result, it features new impact windows, new balconies and facades. Concrete restoration has been carried out where technically assessed and required, whilst all columns on the oceanfront are undergoing complete restoration.

A 17-storey condo, The DECOPLAGE features 48 apartments on each floor, which start on its third floor. Its location is prime, directly located on the ocean and just steps away from the renowned Lincoln Road Mall, the third most-walked pedestrian isle in the world, featuring international brand stores like Zara, H&M, The Gap, Guess, Nike, Victoria’s Secret, Sephora among many others, a wide variety of restaurants for diverse culinary tastes, as well as lounge bars for both, day and night entertainment. Finally the Royal Cinema closes Lincoln Road, on the crossing with Alton Road.

The building features a gorgeous heated swimming pool (one of the biggest for a condo in South Florida), a spacious solarium space, a state-of-the-art gym (which was recently fully renovated), a party room, a convenience store and a cafeteria. Chairs and umbrellas are offered at the beach as part of The DECOPLAGE service (for a daily fee of $5 per item for all residents), 24-hour valet parking, front desk and security services are ensured 24/7. A common laundry area with two industrial washers and dryers is located on each floor (working with prepaid cards, which are purchasable at the lobby level).

The lease policy offered by The Building allows for a minimum 30-day rental period at a time. Each tenant is requested to submit an application for approval (costing $50 application fee per person and available through tenantev.com). The application process will take an estimated two-to-three weeks approval time, which can be reduced to one week with an additional rush fee of $45. Each person residing at The Condo is required to be registered as a tenant and appear in the lease contract. Upon arrival tenants are asked to register at the Front Desk, presenting a valid identification document. A photograph of each tenant will also be taken on this occasion. All tenants are also required to have their fingerprints registered during working hours of the Management Office, which will allow them access to The Building and all its common amenities.

Each apartment has the right to park one car through the valet services offered (included as part of the ownership or in the lease). Only very few apartments own an assigned parking space. Valet parking is also available on demand for visitors.
